The ordinary mandate type « architect mandate »

This is the mandate that leaves the most flexibility to the Project Manager. The construction plans are established by an architect. Then, a selection is made of each trade, based on submissions that are sent to various contractors in the region or on recommendations (architect or client). A budget is then established by “CFC” (Construction Costs Code) or “CFE” (Component Cost Code). The relationship of trust and the synergy established with all the actors and partners are the keys to the success of the project. The works management supervises, manages and federates all the actors of the construction around the project.

As a result, since the financial plan is based on the various calls for tenders, the final budget may be slightly different from the initial one. Each estimate is controlled and targeted and invoices will be paid directly by the Project Manager to the company concerned. Payments are usually made after work. These construction and monitoring processes allow flexibility and also to modulate the project along the way by changes or modifications desired by the Project Manager. Nevertheless, the cost will be in relation to the requested changes.

Funding

Funding is streamlined and the financial institution will analyse the project on the basis of the financial plan of the project, established by “CFC”. There is no specific control of the banking organisation compared to the general contractor. However, before the payment of each “Payment Order” to the contractors, the bank checks the conformity of the invoices and the adequacy of the financial plan initially established. The purpose of this control is to be able to react directly in case of extra cost of one of the construction posts and to take corrective actions (compensation / decrease of another CFC, increase or decrease of funding, etc …).
